Working drawings, engineering calculations, and building consent applications — we either work with your architect or coordinate our trusted design partners. We know what Auckland Council needs and we submit it right the first time.
Our site foreman runs a tight, clean, and safe site. Every stage is inspected by the LBP before moving to the next. You get weekly photo updates and can visit any time — we like showing off our work in progress.
Final inspection, code compliance certificate (CCC), defect walkthrough, and a full home manual — all our systems, warranties, and maintenance guidelines in one document. Then we hand over the keys.
New builds in Auckland typically range from $2,800–$5,000+ per sqm depending on specification, site conditions, and design complexity. A standard 3-bedroom standalone home starts around $650,000–$900,000 in build cost (excluding land). We provide detailed fixed-price quotes after design is complete.
A standard new build takes 8–14 months from breaking ground to handover. Add 3–6 months for the design and consent phase. Renovations vary widely — a bathroom can be 3–4 weeks, while a full-floor addition might take 4–6 months.
Absolutely. We regularly work with homeowners' chosen architects and have strong working relationships with most of Auckland's leading residential architecture practices. If you don't have an architect, we can recommend experienced practitioners we work well with.
Yes. All our builders hold current LBP (Licensed Building Practitioner) licences as required by the New Zealand Building Act. We carry full public liability insurance ($5M), contract works insurance, and professional indemnity cover. Documentation available on request.
All our builds come with a 12-month defect liability period from the date of practical completion. Structural elements are covered for the statutory 10-year period under the Building Act. As Master Builders members, new builds also qualify for the Master Build 10-Year Guarantee.
